Around 50% of time on site has been saved at a mixed-use development in Leeds by the use of off-site prefabrication developed by m&e contractor SES.

Time savings of around 50% have been achieved by SES at its Bridgewater Place contract in Leeds city centre. The 32-storey tower will form a mixed-use development with office and residential accommodation in two blocks linked by a ten-storey glass atrium.

Savings made are attributed to the extensive use of off-site prefabricated systems, which were designed and developed by SES. In a negotiated contract worth £11.6 million, SES is responsible for the design, installation, testing and commissioning of m&e services.

Services modules were delivered on weekends due to the restricted access and tight storage conditions at this city-centre development. SES northern regional director Peter Lewis said: "Due to the location of the building, modularisation and prefabrication techniques are being used as much as possible to assist with the quick and easy installation of many of the m&e services."

The project is a joint venture between developers Landmark Development Projects and St James Securities; Bovis Lend Lease is the main contractor.
