Manchester's construction boom has burst out of the city centre, where it started with the redevelopment of shopping centres devastated by the IRA bomb in 1996, to all 10 boroughs of Greater Manchester. According to cost consultant Davis Langdon, "about £4.9bn worth of capital projects are set to be delivered in Greater Manchester between 2004-2014, with projects in the city centre accounting for about £2.5bn of this figure".

Currently, giant office and luxury flat developments in the city centre are balanced by extensive swathes of urban renewal in the rundown Victorian suburbs of east, north and south Manchester, Salford, Oldham and Rochdale. Salford in particular is in the grips of a housebuilding explosion, with some 9000 new-build and refurbished dwellings in the pipeline.

The biggest long-term boost on the horizon promises to be the BBC's transfer of 1800 BBC jobs from London to Manchester in 2010, which will call for a £500m media centre and generate umpteen spin-off developments. Two sites are being considered.
