Cadenza, the brownfield site facilitator, is considering turning itself into a developer to build out a mixed-use site in Epsom, Surrey.
The move points to the emergence of a new breed of specialist brownfield dealmaker–developer. Cadenza usually buys brownfield sites, negotiates planning approval for redevelopment and then sells them on. Planning consent has been granted to develop 161 apartments and 10,000 ft2 of retail space in a scheme designed by Broadway Malyan.
Cadenza has agreed to turn 2500 ft2 over to retail and provide an access way to the town square that the council hopes to build on adjoining land. “There were no planning grounds for it, but we liked the idea,” said Burroughs.
The company, which was set up three years ago by Tony Pidgley junior, son of the Berkeley Group founder, is also working on a deal to bring forward a 150-unit site in North London that will be developed with 100% affordable housing.
