The redevelopment of the former Marks and Spencer headquarters has won a British Council of Offices award.

The mixed use redevelopment of 55 Baker Street was recognized as the UK’s finest refurbished or recycled workplace at the inaugural BCO London and South East Awards. The services design included AET’s Flexible Space underfloor air system.

Engineers Blyth + Blyth specified the underfloor system, as part of a building services contract reportedly worth £38 million. The practice worked in conjunction with Make architects.

The redevelopment of the 1950s building comprises 850,000 sq ft of office space, alongside retail and residential areas. 50% of the building’s original fabric was retained and the building has received a BREEAM rating of excellent.
