Managed Office Solutions (GHV) – created by MOS Ltd and Grosvenor Hill Ventures – is pitched at businesses seeking a bespoke solution for space requirements of 1,500 to 10,000 ft2, typically over a two- to three-year period.
The start-up, set up by former serviced office players Peter Cookson and Richard Douglas, targets larger occupiers with surplus space on their hands, and uses this surplus to accommodate another business.
It then creates the necessary operational capability within the property, such as central reception facilities, and handles the fit-out for the new tenant. It also provides staffing and office management, rent collection, and financial reporting services for the building owner. The tenant benefits from maintenance, cleaning, IT, layout, security and reception.
Managed Office Solutions has already helped to find a taker for 25,000ft2 of surplus space in the Bracknell office of IT firm Novell. It is now let to Cable & Wireless.
'We're bringing the property skills, project skills and facilities management skills, and saying to Novell, "You get on with what you are doing",' said Cookson.
As well as targeting corporates with surplus space, the new firm will also be targeting investors prepared to offer a flexible leasing product in exchange for higher returns.
