The MOT is designed as a practical tool for facilities managers to regularly check their ventilation systems. It identifies a basic set of routine tests, lists further actions for specific types of building and outlines what to do when initial tests indicate further investigation may be needed.
CIBSE said it hopes the tool will help cut costs and improve productivity by replacing crisis management with a planned approach to maintenance, less occupant intervention and reduced energy costs.
'The technical knowledge needed to maintain mechanical ventilation systems is widely available within the services industry, but it is often not well employed because of a lack of understanding by building owners and operators of the benefits of regular maintenance,' the institution said.
CIBSE held a number of focus groups with practitioners who said the MOT should be simple and practical. The tests can be carried out either in-house or by an external contractor.
'It is essential to promote good air quality for the health and comfort of the occupants,' CIBSE said.
The project is part funded by the DTI through the Partners in Innovation scheme.
A draft European directive for energy performance in buildings is likely to make the introduction of regular testing essential.
