English Partnerships is set to use design codes on the former RAF Staff College site in Bracknell, Berkshire.

The site, which is part of a proposed £500m revamp of Bracknell town centre, will be the subject of the Enquiry by Design process championed by the Prince of Wales. Under this procedure, all those involved in the development process are asked to reach a consensus on the design principles involved.

This process was used at the Upton development in Northampton, seen as a template for the government’s programme of sustainable design.

EP acquired the site earlier this year as part of its role in controlling the sale of government land for sustainable development.

The quango has shortlisted six developers for the 44 ha Bracknell site.

They are: Taylor Woodrow; Crest Nicholson with London & Quadrant; Linden Homes and the Guinness Trust; David Wilson Homes with Thames Valley Housing Association; George Wimpey UK Special Projects; and Countryside Properties.

EP will invite the selected developers to submit design and financial proposals this autumn.
