GRID Architects has been given planning consent for plans to transform a 1940s modernist office block in Hammersmith into a hotel.

The Grove House scheme for Legendre UK and joint venture partners Central & Provincial and Candour Properties was signed off by Hammersmith & Fulham council yesterday.

The decision comes nearly two years after the proposals were submitted for planning and six months after the applicants appealed to the council on the grounds of non-determination following disagreements over how to manage flood risks at the site.

Grove House was built in 1949 and designed in the Moderne style by John Burnet Tait & Partners, the architect behind the grade II*-listed former Royal Masonic Hospital at Ravenscourt which is being transformed into housing under plans designed by SPPARC.

GRID Architects’ plans for the site will see the five-storey Grove House repurposed as a 171-room hotel with a 131-seat auditorium and 250sq m of affordable office space.

Legendre UK will also act as main contractor, with works expected to start on site during Q1 2027. Completion is scheduled for summer 2028.

The rest of the project team includes DP9, QuinnRoss, FRAME Structural Engineers, Affinity Fire Engineering, RBA Acoustics, Tetra Tech transport consultants and Fortis Facades.

Grove House is the second consent for Legendre UK – the British arm of French contractor Legendre – as a co-developer with Central & Provincial and Candour following approval for plans, also designed by GRID, to convert the old Diageo HQ in Park Royal into a hotel.

The six-storey former head office of drinks giant Diageo will be transformed into a 420-room hotel alongside 2,700sq m of amenity space with construction by main contractor Legendre UK expected to begin this summer.
