Industrial site to be cleared to make way for 12 buildings up to 18 storeys in height
Newham council has approved Howells’ plans to build more than 1,700 homes on an industrial site in London’s Silvertown district.
Designed for developer Ballymore, the Unex scheme consists of at least 12 buildings ranging in height from three to 18 storeys on a 6.1ha riverside site just south of London City Airport.
The Thames Road Industrial Estate, which was allocated for mixed-use development under Newham’s 2018 local plan, will be cleared to make way for the new buildings.
Howell’s hybrid application for the site includes a detailed component of five development plots with permission for buildings between four and 16 storeys, containing 774 homes, 359 of which would be co-living units.
The detailed phase would also include 13,500sq m of industrial space and 1,200sq m of commercial space.
The application’s outline component spans seven further development plots for buildings up to 18 storeys, containing a projected 911 homes, a primary school, some commercial space and a community space.
The council’s planning officers recommended the scheme for approval ahead of its committee hearing last week, arguing the principle of delivering a mixed-use development on the strategic site would be consistent with Newham’s local plan.
The project team includes landscape architect Spacehub, planning consultant Rolfe Judd, civil and structural engineer Walsh, MEP engineer Hoare Lea, environmental consultant Trium, fire consultant Ashton Fire and transport consultant TPP.
