Developer Platform lodges reserved matters application for further 500 homes

Build-to-rent developer Platform has submitted a reserved matters application for a 541-home scheme in Leeds designed by local practice DLG Architects.

The two-block scheme is the second phase of the £500m Sweetfields development, which was granted outline approval in 2023.

The wider scheme is set to include a total of 1,351 BTR homes and 200,000sq ft of commercial space across the 1.3 million sq ft new neighbourhood.

The first phase of 451 BTR homes is being built by main contractor Winvic and has topped out with completion scheduled for January 2027.

The second phases consists of one block stepping up from eight to 17 storeys and a second 23-storey block, both with views over Leeds city centre and the surrounding West Yorkshire countryside.

The proposed buildings contain a range of amenities including resident lounges, a gym, co-working space, private dining rooms and external terraces.

The scheme is targeting an EPC B rating and includes 3,477 photovoltaic panels, air source heat pumps and a 4,000sq ft green roof.

DLG was lead architect on both the wider Sweetfields masterplan and the reserved matters application for phase 2.
