Plans for a large proportion of the first phase of the £2bn York Central development have been submitted for planning.
Designed for a public-private partnership led by McLaren Property and Arlington Real Estate with Homes England and Network Rail, the 2,500-home mixed-use scheme on land around York Central station is set to be one of the largest city centre regeneration projects in the UK.
The application for the remaining part of phase one includes 999 mix tenure homes, 20% of which are classed as affordable, a 100,000sq ft innovation hub, 70,000sq ft of retail and leisure space, a 213-bed hotel, parkland and a new western entrance to the station.
Architects on the scheme include Allies & Morrison, 3D Reid, Grant Associates, Haworth Tompkins, Cartwright Pickard and landscape architect Grant Associates.

McLaren Regeneration managing director Tom Gilman said: “At a critical time for the nation’s economy, when the government is issuing a clarion call to ‘build, baby, build’, we are moving full steam ahead to deliver essential new homes, work and leisure and establishing a new live-work-play community in one of the biggest milestones in my home city of York’s illustrious history.”
A decision on the scheme is expected in spring next year.
The submission comes a year after the first part of phase one, which includes a 135,000sq ft government office building, was granted reserved matters approval and six years after the wider 45ha scheme’s outline application was approved in 2019.
