Irwell Valley Housing is thinking ahead in its upgrade schemes, to meet the Decent Homes Standard but also ensure compliance with the draft new Building Regulation Document L requirements, and is achieving requirements with help from Passivent Ltd.

As part of its upgrade programme for windows, the housing association is replacing approximately 400 timber single glazed windows in its properties with double-glazed PVC-U windows, all featuring Passivent Slimline overhead ventilators to provide the necessary background ventilation.

Contractor Bayfield uPVC is producing the new windows for the homes in Bolton and Manchester, and is fitting just one Slimline ventilator/ window to meet the demands of Part L.

The Passivent ventilator runs the full width of the window, and fits into place above the window head without any need for cutting or machining of the frame yet still giving the appearance of the vent being an integral part of the frame. The Passivent Slimline overhead ventilator gives up to 8000mm2 free ventilation area as required by Building Regulations.

Joe Hardman, Technical Officer planned at the Manchester office of Irwell Valley, commented, ‘We looked at various vents but most either did not comply with the higher demands of the draft Document L, or were very visible, and we wanted something discreet that did not impact on the eyeline when looking at or out of the window. The Passivent Slimline ventilator looks well, performs well and does not impact on the sightline.'
