The beleaguered £1bn regeneration of the Elephant & Castle has taken tentative steps back on track with Southwark council's launch of the first stage of its latest redevelopment plan.
The council has released a document entitled Emerging Framework Principles. It outlines proposals to pump public and private investment into the 69 ha area of south London.

The 1200-home Heygate Estate will be demolished to make way for a mixed-use retail, leisure and residential area, including 1000 replacement homes. Further new housing will be provided around the area.

The plans follow the collapse in April last year of an agreement with development consortium Southwark Land Regeneration.

The Elephant & Castle project was launched in 1999 but no work has taken place on the ground.

The council hopes to keep the 10,000 residents affected on side with newsletters and meetings.

Work will be put out to tender later this year and housing associations are expected to bid for much of the residential work.
