Firm turns to in-house team for work that will replace previously consented Fosters proposal

The in-house architect of London developer Vabel has taken over from Foster & Partners for the redevelopment of a stretch of Queensway at Bayswater in west London.

Vabel acquired the site in 2024 from investment manager MARK, which had overseen the previous planning process.

The 20,000sq m scheme at 114–150 Queensway is opposite Fosters’ Whiteleys redevelopment, carried out by Laing O’Rourke, and which includes wellness amenities and the UK’s first Six Senses hotel.

This scheme, officially known as The Whiteley, had an overall value of £1bn, and also involved turning the historic shopping centre into 139 luxury apartments.

Vabel’s proposal includes 94 homes, eight retail units as well as several improvements to the surrounding public realm.

The proposed development replaces a previous consented scheme designed by Fosters, known as The William, which was given approval in 2022. That earlier proposal included 32 homes and almost 11,000sq m of office space.

Westminster council has now given Vabel’s revised proposal the green light and Vabel’s managing director and co-founder Daniel Baliti said: “Queensway is re-energising its reputation as a vibrant, multi-faceted community and we are delighted to be a part of its continued transformation.”

A Tesco supermarket will be retained within the scheme and Vabel said it will reinstate community amenities including a Post Office.

No construction timetable has been drawn up yet.
