Developer says schemes set to be finished next year

Derwent has appointed 8Build and Collins Construction to a brace of refurbishment jobs in Westminster.

The largest is 8Build’s £40m deal at Greencoat & Gordon House with the job involving revamping a 108,000sq ft former Victorian warehouse.

The office scheme had also been priced by Overbury, Faithdean and Collins Construction with 8Build emerging the winner earlier this year.

The warehouses date from the 1880s and were part of an Army & Navy store that was once at the site.

Derwent has previously carried out refurbishments at the building since the mid-1990s with the last one nearly 20 years ago.

The revamp, which has been designed by Squire & Partners, is scheduled to finish by the middle of next year with Derwent promising “a comprehensive refurbishment project which will retain most of the building fabric whilst enabling a high quality upgrade to the offices”.

Others working on the scheme include QS Exigere, project manager Opera and structural engineer Heyne Tillett Steel.

Meanwhile, Collins has begun work on a £20m refurbishment of the 1930s-built Middlesex House in Fitzrovia part of which is home to Make Architects.

The refurbishment, designed by Fletcher Priest, is due to finish in the first half of next year and runs across 50,000sq ft.

In a trading update this morning, Derwent said it expects to finish work on a £100m scheme to redevelop a grade II-listed building on London’s Oxford Street by the end of 2028.

Middlesex House dates back to the 1930s

Kier, which reached practical completion on Derwent’s Network Building on Tottenham Court Road last week, is on a PCSA for the Holden House job with Erith having been on site since last summer carrying out demolition and enabling works.

And Building understands that Multiplex is expected to move on site early next year for Derwent’s £150m scheme at Baker Street, having pipped Skanska to the work last summer.

The firm is in a PCSA for the job with this expected to be converted by the summer. The development totals just over 122,000sq ft and is due to finish in the second half of 2029. McGee is on site carrying out preparatory work.
