Work on Sheepfolds scheme to begin in earnest early next year
Vistry been chosen to develop a 600-home neighbourhood in the shadow of Sunderland football club’s Stadium of Light ground.
The Sheepfolds development is one of four residential communities being created at Riverside Sunderland, which will eventually deliver around 980 homes alongside new commercial and community spaces.
It has been designed by local architect FaulknerBrowns and includes a mix of townhouses, duplexes and apartments on land between St Peter’s Metro Station and the Housing Innovation and Construction Skills Academy.
The neighbourhood will also include a new mobility hub providing car parking, EV charging and cycle storage.
Phase one of the scheme is being supported by £4.8m of Brownfield Housing Fund Grant administered by the North East Combined Authority.
Development is due to start in early 2026 following infrastructure and enabling works. Vistry was picked by the city council for the work.
Several buildings have already been constructed across the site, including four office buildings, a 120-bedroom Holiday Inn, the Riverside multi-storey carpark, bars and restaurants and the Sheepfolds Stables leisure development.
