Road infrastructure and transport improvements near motorways and major A-roads could accelerate building work across England 

A new £165m fund from the Department for Transport (DfT) aims to unblock stalled housing developments across England by delivering necessary road infrastructure.

The Growth and Housing Accelerator Fund will target sites where progress has been affected by funding constraints and will support the transport improvements and links needed to accelerate building work.

It will focus on providing flexible funding for housing and employment locations on or near to the Strategic Road Network managed by National Highways, including motorways and major A roads, where viability is challenged and no alternative funding source is available.

Steve Reed, housing secretary, said: “This is exactly the kind of targeted, practical action that will help us reach 1.5 million new homes and create thriving communities where people can put down roots.”

National Highways will invite local authorities in the coming weeks to register developments for consideration and publish a rolling programme of funded schemes from the end of 2026/27.

Eligible projects are expected to include new junctions, bypasses, active travel links and other transport infrastructure directly enabling development.

The new funding pot forms part of the DfT’s road investment strategy 3, which has allocated £27bn for England’s motorways and major A roads from 2026 to 2031.
