In a trading update for the period since 1 April 2026, the developer said it would be reimbursed costs of £5.3m and receive its first profit payment of £10.2m upon the green lighting of the scheme, which is forward funded by Places for London.

Approval will enable the construction phase to begin, with delivery targeted for the start of the 2029/30 academic year. In July, Building reported that Mace had been lined up for the job.

The development, which sits above the listed Southwark tube station, has been designed by Allford Hall Monaghan Morris.

Helical said the “equity-light structure” of the project was “expected to generate an attractive return on investment”.

Meanwhile, its refurbishment of the Art Deco Brettenham House in west London is expected to reach practical completion at the end of October.

The developer has already exchanged an agreement for lease with FGS Global for the 1930s office building, which is currently being revamped by McLaren.

In The City, Helical’s 10 King William Street scheme, which will deliver 142,000 sq ft of office space above Bank Station, is on course for practical completion in December. It is also being carried out by McLaren.
