Ian Simpson's latest vision for Manchester awaits planning permission.

A 44-storey tower is to be built on the site currently occupied by the Crown Building in the Piccadilly district of Manchester, standing 131 metres above the current skyline.

Liverpool-based developer Albany Assets has today applied for planning permission to build the £83 million tower, which has been designed by Ian Simpson architects.

The proposed building compromises 237 residential units, 10 storeys of commercial space and a restaurant on the ground floor, and will front on to the Rochdale canal on one side.

Ian Simpson Architects is responsible for Manchester's Beetham Tower which, at 47 storeys, will be the tallest residential structure in the UK when it is completed next year. After No 1 Deansgate and Urbis, the new building, which has not yet been named, is the latest design from the practice.

Albany Assets expect planning permission to be granted on May 12.
