Number of homes at Geoffrey Close Estate to increase from 134 to 441

PRP has been given the green light for proposals to demolish and rebuild the Geoffrey Close Estate in Lambeth.

The existing 1ha estate in Camberwell consists of six four-storey residential blocks housing 134 social rented homes and a community room.

It will be replaced with six new blocks ranging in height from five to 13 storeys providing a total of 441 homes.

The new development will include 134 social rented homes to match the number in the existing estate, along with 306 private homes and one additional affordable rented home.

It means that just over 30% of the homes will be affordable, below the 35% target for new London development set by the capital’s mayor Sadiq Khan.

The 70m2 community room will also be replaced and a residents’ gym added to the site along with 1750m2 of ground floor amenity space and 1680m2 of communal roof terrace space.

The scheme, which is being built for a partnership between developers Riverside and Bellway, was lodged for planning in September last year.

The planning application followed a residents’ ballot in December 2018 in which 67% of residents voted in favour of the redevelopment.

Firms also working on the project include civil and structural engineers PTA Consultants, planning consultant Savills, townscape and heritage consultant Turley, employer’s agent Pellings and energy consultants Hodkinson.
