Nearly 300 applications received for final part of process, BSR says, although no new build jobs have reached stage yet

The Building Safety Regulator says it has received close to 300 gateway 3 applications in its latest bulletin on the gateway approvals process.

It said that for the 12 weeks to 28 June, 277 gateway 3 applications had been received to date – 221 of which are for category A or B refurbishments.

It added that of these, 124 applications have already been determined, with an approval rate of 86% and a median determination time of 16 weeks. The fastest approval to date was 8 weeks.

It added: “While no new-build projects have reached gateway 3 yet, a sizeable number of internal refurbishment projects have already completed gateway 2 and entered the gateway 3 process.

“We are fully aware of the importance of gateway 3 and are working with applicants to solve issues and move towards approvals rather than rejections. This is currently being reflected in the high approval rates.”

Gateway 3 is the final process a scheme must pass before residents can move in.

Meanwhile, it said that 368 gateway 2 decisions were made during the period with a 77% approval rate. 57% of all decisions across all gateway 2 categories related to London cases.

It added that there are currently 138 new build and conversion applications in progress, representing 30,393 units.

Charlie Pugsley, acting chief executive of the Building Safety Regulator, said: “We continue to see positive improvements in the numbers of approvals for existing building remediation cases and new build projects, as well as significantly faster decision times for newer applications.

“Ongoing improvements following our external remediation improvement plan are also being seen, with existing building approval rates at 85% over the last 12 weeks – already above our minimum 65% target for the year.”
