Kensal Canalside will take 11 years to build and include towers up to 29 storeys 

Plans lodged by a partnership between developer Ballymore and retailer Sainsbury’s for more than 2,500 homes in Ladbroke Grove have been approved by the Kensington and Chelsea council.

The scheme, called Kensal Canalside, will include 500 affordable homes plus two parks, new offices, shops, cafes and restaurants centred around a reinstated historic canal basin.

There will also be a 60,000sq ft Sainsbury’s supermarket with an underground carpark.

The neighbourhood, which is close to the route of the Notting Hill Carnival, will be built on a 19 acre brownfield site, much of which has been closed off to the public since the 1980s because it is the former home of the now closed Kensal Gas Works.

Known as Project Flourish, the £3bn scheme will be one of the biggest housing developments in London and will take 11 years to build out. It will contain a series of buildings ranging from nine to 29 storeys.

The application attracted close to 1,800 objections but more than 1,600 letters of support and was given the green light at a planning meeting last night.

The masterplan for the site has been drawn up by FaulknerBrowns which is also behind three separate plots at the site. Maccreanor Lavington and Hutchinson & Partners have both designed one plot each.

Construction work is slated to start next year with the first homes being completed by 2030.

Others working on the deal include cost consultant Gardiner & Theobald, M&E consultant Hoare Lea and structural engineer Walsh associates. Heritage consultant is Turley, while Rolfe Judd is planning consultant. Landscape architect is Spacehub.
