Scheme being billed as largest of its kind in UK

McLaren is set to start work on a timber-frame office building which is being billed as the UK’s largest of its kind to date.

Called Xylo, the nine-storey scheme, worth in the region of £80m, is being built at the junction of Gray’s Inn Road and Clerkenwell Road in London’s Clerkenwell area.

Erith has been carrying out demolition and groundworks at the site which used to be retail including a bank and phone shop.

The scheme will include a 3,640sq ft town hall space with bar, lounge and auditorium space, a 3,800sq ft rooftop garden, five landscaped terraces a café/restaurant, as well as cycle parking and shower facilities

The job is being developed by Global Holdings Management Group and is scheduled to finish by the middle of 2028.

The building’s glulam beams and cross-laminated timber structure are being supplied by William Hare subsidiary Hybrid Structures.

The embodied carbon levels will be 50% lower than a typical London office building and reduce operational carbon emissions by up to 82% compared to standard buildings.

McLaren’s boss for London and the South-east Darren Gill said: “Rigorous digital information management systems enable us to monitor carbon emissions as the project progresses and ensure that it comfortably meets its ambitious targets.”

Others working on the job, which has been designed by Piercy & Co, include cost consultant Pryme Four, project manager Avison Young, structural engineer Heyne Tillett Steel and M&E consultant Max Fordham.
