Masterplan will be drawn up for site in middle of city

Sunderland city council and developer Muse have signed a pre-development agreement to draw up plans for a major regeneration scheme.

The pair, working with the North East Mayoral Strategic Authority, will produce a masterplan for developing the Sunniside area of the city.

A spokesperson for the pair said “early indications” suggest there is potential to deliver more than 1,000 homes through the regeneration project.

It said: “A key principle of the work will be integrating existing heritage assets and independent businesses into future plans, building on the area’s established strengths.”

The new project will be built alongside existing projects including the council’s 75-home Nile & Villiers housing development and the National Esports Performance Campus.

Sunderland and Muse will be supported on the project by the English Cities Fund Partnership, which the latter is part of alongside Homes England and L&G.

Feasibility work is expected to continue throughout 2026. Subject to outcomes, the council and its partners will then look to move towards a full development agreement, including detailed funding and delivery proposals.
